Breakfast - syn value

Hi

I'm new to the forum. I've just joined slimming world and trying to work out my syn values for food that I'm planning to eat. My main problem is breakfasts! I'm on the go and at weekends it will be fine but here's one of the things I'm planning to have:

Toasted sandwich:

2 slices medium cut full size wholemeal bread
scraping of butter
layers of thin cut ham
thin layer of grated cheddar cheese (lactose free) 346kg per 100g
tomato relish 26 cal per tbsp

What would my syn value be?
 
I have added some notes below. My advice would be to make sure you are weighing everything you need to otherwise the syns can really add up :)

2 slices medium cut full size wholemeal bread (60g wholemeal bread is HEB so weigh the two slices and syn anything over the 60g allowance at 1 syn per 10g)
scraping of butter (you need weigh or measure properly - 2 syn for level teaspoon)
layers of thin cut ham (depends which plan you are following and the brand but should be free on EE if all visible fat removed)
thin layer of grated cheddar cheese (lactose free) 346kg per 100g (again you need to weigh - 1 syn per 20 calories unless it is on the HEA list and the appropriate allowance)
tomato relish 26 cal per tbsp (1.5 syns)

What would my syn value be?
